January Stats Are In! ⭐️ With frigid temperatures and significant snowfall across the region, the Greater Toronto real estate market has started 2026 at a slower pace. There were 3,082 home sales reported in January, down 19.3% compared to January 2025. Active listings increased by 8.1% year over year to 17,975, bringing the months of inventory across all home types to 5.8 months. Months of inventory measures the pace at which homes are selling if no new listings were to come to market. As inventory levels approach six months, economists suggest the market is shifting toward buyer-friendly conditions, offering more choice and putting downward pressure on prices, improving affordability. The average selling price was $973,289, a decline of 6.5% compared to January 2025. With the Bank of Canada recently announcing no change to interest rates, mortgage rate stability combined with declining prices is expected to encourage more buyers to re-enter the market and take advantage of current conditions. Jason Mercer, Chief Information Officer of the Toronto Regional Real Estate Board, has noted that current inventory levels should help keep prices in check. However, he anticipates a busier second half of 2026 as affordability improves and consumer confidence begins to strengthen. With market conditions expected to improve later this year, buyers should be actively looking for opportunities now and educating themselves on where true value exists in today’s market. As activity increases throughout the year, prices are likely to begin trending upward. The condominium market continues to face challenges, largely due to above-average delivery of new units. Approximately 20,000 new condo units are expected by the end of 2026. Condo sales were down 26% in January compared to January 2025, with average prices declining nearly 10% to $604,759. This drop in average price is largely driven by increased sales of smaller, investor-type units. Happy New Year! The December Stats Are In! ⭐️ In 2025, the GTA housing market became more affordable as both home prices and mortgage rates trended lower. This improvement in affordability has positioned the market for a recovery. As households gain confidence that the economy and labour market are on solid footing, sales activity is expected to pick up. For the calendar year 2025 saw 62,433 home sales of all types, down by 11.2% compared to 2024. The annual average selling price was $1,067,968, down by 4.7% compared to $1,120,241 in 2024. In the month of December there were 3,697 home sales reported, down by 8.9% compared to December 2024. The average selling price was $1,006,735, down by 5.1% compared to last year. On a seasonally adjusted basis, December home sales were down slightly month-over-month compared to November 2025, while new listings were up. Looking ahead, the outlook for 2026 appears increasingly positive, with many leading economists forecasting a stronger housing market, driven in part by recent statements and guidance from the Bank of Canada. For borrowers, this signals a more stable interest rate environment, one where rates are expected to hold near current levels rather than continue the volatility seen in recent years. While rates may not return to historic lows, the prevailing expectation is for consistency rather than sharp movement. Further, the Toronto Regional Real Estate Boards Chief Information Officer Jason Mercer re-affirmed that trade relationships and major domestic economic development projects will be essential to improving home sales in the months ahead. GTA households need confidence in their job security before committing to long-term monthly mortgage payments, even in a more affordable market. As a result, 2026 is shaping up to be a year with a renewed sense of certainty that will influence buyer behavior. November Stats Are In! ⭐️ As we approach the holiday season, the Greater Toronto real estate market is on track to finish the year with just over 60,000 sales, down from the 70,275 reported in 2024. Average selling prices continued to trend lower compared to a year earlier, with many prospective buyers remaining on the sidelines as they continue to wait for reports of a more positive economic outlook. In November, there were 5,010 home sales, a 15.8% decline from November 2024. Active listings reached 24,549, representing a 16.8% increase year-over-year. The average selling price was $1,039,458, down 6.4% compared to the same month last year. The condominium market saw sales decline by 20% year-over-year, though average prices experienced only a modest decrease of 3.8%. Looking ahead, we expect additional new condo units to be delivered next year. However, beginning late in 2026 and beyond, the number of new completions is projected to slow dramatically, reducing inventory and ultimately putting upward pressure on prices over time. Jason Mercer, Chief Market Analyst for the Toronto Regional Real Estate Board, recently noted that November’s employment and economic growth figures were stronger than anticipated. October Stats Are In! ⭐️ Fall has definitely arrived with Daylight Savings and the warm days of summer behind us. The conditions of the real estate market continued to favour homebuyers, as average selling prices were negotiated down while new listings were up. Buyers choosing to purchase today are benefiting from more affordable housing market conditions relative to the past few years. The recent Bank of Canada adjustment to lending rates and overall choice in the market continues to encourage those sitting on the sidelines to buy. The Toronto Regional Real Estate Board reported 6,138 home sales in October 2025, down 9.5% compared to October 2024. The average selling price, at $1,054,372, was also down by 7.2 per cent compared to October 2024. Active listings are up 17.2% to 27,808. With sales down over last September, the months of inventory is now at 4.5 months. If another home was not listed for sale, the GTA would be sold out of all home types in 4.5 months. This figure represents a more balanced market between buyers and sellers, however, with the consistent number of new listings coming to market every month, pressure on prices remains. “The monthly mortgage payment for an average-priced GTA home continued to trend lower in October, benefitting from both lower borrowing costs, and lower selling prices. This means more buyers can now afford to purchase a home that meets their housing needs. Once we have more certainty on the economic front, including trade with the U.S. and China, home sales should increase,” said TRREB Chief Information Officer Jason Mercer. On the new construction front the provincial government recently proposed to rebate the full 8% of the provincial portion of HST for first-time home buyers on new homes valued up to $1 million. This would save first-time home buyers up to $80,000 off the cost of a new home when combined with existing provincial relief, helping lower costs for first-time home buyers with the idea of generating the construction of more homes. As we move further into the fall market, buyers are finding themselves in a more balanced landscape with greater opportunity and choice!
