We collect personal information only when you voluntarily submit it through one of our contact forms. Depending on the form, this may include:

• Full name
• Email address
• Phone number
• Property-related preferences — budget range, purchase or rental timeline, preferred neighbourhoods, number of bedrooms
• Property address (seller and home-evaluation forms only)
• An optional message or additional notes you choose to provide

We also automatically collect limited technical information when you use our site:

• IP address — used solely for rate-limiting abusive submissions; not stored in our database
• Page URL and path — recorded alongside your inquiry to help us understand which service you were looking at when you reached out
• Anonymous analytics — page views and performance data via Vercel Analytics (no personally identifiable information is collected)

We do not collect payment information, government-issued identification, or any special categories of sensitive personal data.

We use the information you submit to:

• Respond to your inquiry and provide the real estate services you requested
• Send you a confirmation of your submission by email
• Maintain a record of our interactions in our internal CRM so we can serve you effectively over time
• Understand where our inquiries are coming from (which pages and forms) to improve the website

We do not use your information for automated decision-making, profiling, or targeted advertising.

We do not sell, rent, or trade your personal information. We share it only with the service providers listed below, and only to the extent necessary for them to perform their function:

• Resend (United States) — transactional email delivery. Your name, email, phone, and inquiry details are transmitted to Resend to send you a confirmation email and to deliver a lead notification to our office.
• Vercel(United States) — cloud hosting and serverless infrastructure. All server-side processing, including form submissions, occurs on Vercel's platform.
• Neon (United States) — managed PostgreSQL database where your lead information is stored.
• Clerk (United States) — authentication provider used exclusively for the password-protected admin area. Visitor and lead data is not shared with Clerk.

Because these providers are located in the United States, your information may be subject to access by U.S. authorities under applicable U.S. law. We have entered into or rely on data processing agreements with each provider that require them to protect your information.

In addition to the providers above, our website interacts with the following third-party services. These do not receive the personal information you submit in our forms:

• Nominatim / OpenStreetMap — geocoding service used on the Property Lookup tool to convert addresses to coordinates. Only the address string you enter is sent.
• Komoot Photon — address autocomplete suggestions in the Property Lookup and seller forms. Only your partial search query is sent.
• City of Toronto ArcGIS — public geospatial APIs used by the Property Lookup tool to retrieve zoning and parcel data. Only the property address or coordinates are sent; this is public data and no account is required.
• Instagram Graph API — used to display recent posts from our Instagram accounts on the homepage. No visitor information is sent to Instagram.
• Google Fonts— fonts are loaded from Google's CDN. Standard web request metadata (IP address, browser) is sent to Google when fonts load.

Our website uses a minimal number of cookies:

• Session cookie (Clerk) — set only when an administrator signs into the password-protected admin area. This cookie is not set for regular website visitors.
• Vercel Analytics — Vercel's analytics tool uses hashed, non-identifiable signals to count page views and measure performance. No personally identifiable information is collected and no cross-site tracking occurs.

We do not use advertising cookies, remarketing pixels, or any third-party tracking scripts beyond those listed above.

Information you submit through our forms is retained in our database for as long as it is needed to provide you with real estate services or as required by applicable law. If you ask us to delete your information, we will do so within 30 days unless we are required to retain it (for example, by a legal obligation or an active transaction).

If you submit the same email address or phone number more than once, your existing record is updated rather than a new one created.

Under PIPEDA, you have the right to:

• Access — request a copy of the personal information we hold about you
• Correction — ask us to correct inaccurate or incomplete information
• Withdrawal of consent — withdraw consent to our use of your information, subject to legal or contractual restrictions. This may mean we are unable to continue providing services to you.
• Deletion — request that we delete your personal information from our records
• Complaint — file a complaint with the Office of the Privacy Commissioner of Canada (OPC) at priv.gc.ca if you believe we have not handled your information properly

We use industry-standard measures to protect your information, including encrypted database connections (TLS), server-side authentication for the admin area, and access controls that limit who can view lead data. No method of transmission over the internet is 100% secure; we cannot guarantee absolute security, but we take reasonable precautions to protect your data.

We may update this Privacy Policy from time to time. When we do, we will update the “Last updated” date at the top of this page. Continued use of our website after any changes constitutes your acceptance of the updated policy.
